House Rules

• No smoking inside the property. Violation of this policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
• Service animals are allowed. Undisclosed pets will incur a fine of $500 per pet.
• Occupancy limits and quiet hours (9 pm - 8 am) are strictly enforced. No speakers or sound systems are provided. Violation of noise ordinances can result in fines up to $10,000 per violation.
• Unauthorized parties or events are prohibited. Any such occurrences will be shut down and a fine will be assessed.
• The garage is not available for guest use. Parking is limited to 2 cars on the driveway, and no street parking is allowed.

Use of Amenities

• Pool heat is available for an additional fee and must be requested at least 48 hours in advance. Note that pool and spa heat is not available between April 15th and October 1st.
• No pool barrier fence is provided. Door alarms are utilized for all doors with access to the pool area. This property is not recommended for children under 6 years of age.
• The fireplace in the living area is non-operational.
• Additional two occupants beyond bed count is allowed. Trifold floor mattresses and additional linens can be provided upon request.

Fines and Penalties

• Undisclosed pets: $500 per pet.
• Smoking inside the property: $300 smoking fee, forfeiture of security deposit, and liability for fire or property damage costs.
• Violation of noise ordinances: Fines up to $10,000 per violation.
• Unauthorized parties or events: Fines and immediate shut down of the event.
• Up to $2,000 for the cost of police response to the property, pursuant to section 2-22 of the Phoenix City Code.

Additional Considerations

• Property maintenance may involve 3rd party vendors, who may not always adhere to PPE standards. Guests are advised to deny access if standards are not met.
