House Rules

• Service animals are allowed, but undisclosed pets will incur a fine of $500 per pet.
• No smoking is allowed on the property. Violations will result in a $300 smoking fee, forfeiture of the security deposit, and liability for fire or property damage costs.
• Parties or events are not permitted without prior approval and an additional fee. Unauthorized events will result in penalties.
• Maximum occupancy is limited to 10 guests.

Noise Restrictions

• No outdoor amplified sound is permitted at any time. Indoor sound should not be audible at the property line.
• Quiet hours are enforced from 9 pm to 8 am. Violations can result in fines up to $10,000 per violation.

Use of Amenities

• Outdoor spa use and other outdoor activities are prohibited from 10 pm to 7 am.

Safety and Maintenance

• During winter months (November through March), all vehicles must carry chains, and the driveway is steep—low-profile cars may scrape.
• Guests must dispose of trash at the local dumpsite as per the City of Big Bear policy; charges may be applied if trash is left on the property.
• Snow clearing is provided for the driveway and one path to the front door, but guests are responsible for clearing additional paths if necessary. Shovels are provided.

Health and Safety

• Adherence to enhanced cleaning and sanitation protocols is ensured between reservations.
